Tidy up any area that could work as an optimal outdoor social/living/dining space – We’re talking outdoor BBQ area, deck or patio – this can also be an area you can have staged! If your homes is without central air conditioning, turning on ceiling fans, keeping lights off and blinds drawn prior to showings are all tricks to keeping the airflow at a comfortable level.

4) Stage The Home To Reflect The Season

Staging is proven to enhance the appearance of a home, which can make a positive impact on a seller’s decision. If you’ve been thinking of selling in Winter, here are some helpful pointers:

 

  • Make a clear path up to your home. Rake up leaves and any debris, have a mat by the front door and somewhere people can put shoes and umbrellas etc.
  • Open curtains and blinds and make sure all light-bulbs are working. A feature lamp can add dimension (and light!) to any dimly lit areas.

  • Clean, clean, clean! Especially windows and mirrors. The idea here is to maximise daylight hours and emphasise any natural light coming into your home.
  • Make sure your home is a desirable temperature for open homes (your agent can help you with this!) and that heating is turned on a couple of hours before the open home begins. If there is a fireplace, light it! Fireplaces always give off an enticing warmth.
  • Create a comfortable ambient mood. Plump up cushions on the couch and on beds, add throws over a chair, dress your dining table and clear the clutter off the coffee table! A few things here is fine, think a candle and some reading material. Add some indoor plants for variation in a room.

  • Even the bathroom can be elevated by a gentle scent (nothing too dramatic as some people may be allergic), towels rolled up in baskets and a lovely soap.

  • Soothing background music can also create a welcoming sense of belonging for viewers.

The building replaces our current one we’ve been in for nearly 25 years,” Branch Manager Simon Hollander says. “We had rather outgrown the space, so when the Clyde Road site became available, it looked like we might have a real shot at getting the work space we had dreamed of

The new building is a work of team collaboration – Aaron Jewell, architectural draughtsperson, builder Hamish Neave and Davinia Sutton of Detail, spatial designers – with more than a little input from Simon himself. “Aaron, Hamish and Davinia had worked with me on previous residential projects and I was sure they would be perfect for this commercial build,” Hollander says.

The 235sq metre building has a central hallway filled with natural light from overhead windows. Glass fronted offices spill on both sides of the central thoroughfare, giving good connection between everyone working there. “You can’t miss seeing your colleagues and bumping into them as you walk along the hallway,” Hollander says.
“We wanted separate spaces where our agents could be private, but we also required linkages for networking which is so vital to a real estate company.

It was also important for the new office still to be firmly anchored in the community where it has been for so many years. “We love this location and know all the businesses and many of the residents,” Hollander says.
“To pay homage to the locale we have named the individual offices after local streets – Penhelig Place, Gleneagles Terrace, Chateau Drive and Chepstow Avenue for example. We are also still close to the Harcourts Holmwood HQ on Ilam Road for our auctions.”
