Rent gets paid

Our tenants are required to pay their rent in advance, whether that’s weekly, fortnightly or monthly. Paid into the Holmwood Property Management Trust Account, daily checks allow for immediate action should rent be missed.

And if it isn’t…

Unpaid rent can be a landlord’s nightmare, but at Holmwood Property Management we act fast to remedy this:

Same day calls and/or text messages are made to the tenant reminding them of their obligation under the tenancy agreement.
A fourteen-day notice of arrears is issued, reminding the tenant of their obligation and advising of further action should they fail to comply.
A Tenancy Tribunal Application is made if rent is not paid, in line with the notice provided.
However, we do so much more, maintaining strong communication with tenants between all the formal steps, ensuring they have every opportunity to pay before formal action is required.

We won’t just drop a tenant into your property. They’ll be vetted and presented for your approval before the paperwork is organised on your behalf. It’s a two-way thing. Not only will you be kept fully informed, but your tenant will too. We’ll ensure they understand their rental obligations.

Our screening accesses the most extensive tools in New Zealand.

We pride ourselves on our extensive vetting process and our results speak for themselves. Not only do we conduct background checks through our own credit check agency, but we also screen tenants through the Tenancy Tribunal. Placing the right tenant at the beginning of the tenancy is key to peace of mind and helps avoid future issues.

It’s all about communication

The Holmwood Property Management team knows the value of fast and effective communication – it’s the key to a smooth tenancy for owner and tenant alike. So we always, always, always keep you informed.

Our office is open between 8:30am and 5:00pm, Monday to Friday. To make sure you are never left stranded, we provide a 24-hour Holmwood Property Management representative to call anytime night or day.

Our communication standards are just as high on paper. We make sure all documentation is accurate and complete, and all property condition reports comprehensively and accurately recorded. Copies of all documentation we sign on your behalf are held at the office available to you on request.

We take your privacy very seriously. All personal information regarding you and the financials on your property is held in the strictest confidence at all times.

Lodging the Bond

Marketing, vetting, legislation…and lodging the bond. Not only do we have numerous terms and conditions in our tenancy agreements to protect you, but we also collect and lodge the bond with the Bond Centre on your behalf.

What if things go pear-shaped?

With Harcourt’s Holmwood Property Management, it’s rare, but sometimes things go wrong. You can rest assured our knowledge and practical application of the Residential Tenancies Act 1986, and its amendments, is second to none and we will fully represent you through the mediation and Tenancy Tribunal processes.

Repairs & Maintenance

As part of our commitment as Property Managers of your investment property, we will organise repair and maintenance work on your behalf, once your authority as the property owner has been granted.

In the case of an emergency, we will carry out repairs at our discretion, to ensure the safety of the property and tenant, you will always be informed if emergency works have been necessary.

Property Inspections

Pre-Tenancy: Holmwood Property Management conducts a thorough Property Condition Report on your property prior to the start of the tenancy, detailing the condition and state of the property. We use digital photography to support the documented condition as well.

Throughout Tenancy: Comprehensive regular inspections are carried out throughout the tenancy, with a full written report provided to you. If there are any areas of concern we advise the tenant in writing and undertake a follow up inspection where necessary. You are always kept informed.

End of Tenancy: A detailed final inspection is conducted to compare the state of the property to that of when it was first rented to the tenant, taking into account fair wear and tear. We can then finalise the bond and deduct any necessary expenses.
