Four bedroom Fendalton home creates auction frenzy


When Holmwood agent Paul Nichols listed 17 Chepstow Avenue on a recent Tuesday morning, he did not anticipate it would be sold within the week. Promoted as an auction campaign, with auction day set four weeks out from listing, the home generated over fifty viewings via open homes over three days. "We held a Thursday evening open home, as well as one on Saturday afternoon," comments Paul.

That Thursday an unconditional pre-auction offer was presented to the vendors. "The offer we negotiated was at a level acceptable to the the vendor. Because of the significant interest in the property, we advised the homeowners to bring the auction forward."

On Monday 9th February, the auction was called with seven registered bidders in attendance, just six days from the home first being presented to the market. The property was sold under the hammer for $36,000 above the acceptable opening offer, to achieve a sale price for $786,000.

Paul believes this campaign and subsequent fast sale was successful for a number of reasons. "Our marketing was fantastic - we had great advertising and exceptional photos. The house was in a good price range, and the quiet Fendalton location was popular."
